RENTAL CONDITIONS FIND-A-HOUSE

To qualify for a rental home, you must meet a number of conditions. In addition, we ask you to provide one or more of the documents below.

We ask you to submit these documents prior to any viewing. So keep this in mind.

Income standard

As a general guideline for the income standard, the gross monthly income (from permanent employment, excluding allowances, bonuses and holiday pay) must be 3 to 3.5 times the basic monthly rent.

This is at the discretion of Find-a-House and depends on the type of accommodation and the rent. Half of any second income is included. It is possible to deviate from this in consultation.

Any payment obligations (such as alimony, personal loans, etc.) are deducted from the income.

Extra income from overtime can possibly be included if this is a structural part of the annual income.

As proof of the above, we ask you (depending on your situation) to send the following documents:

Copy of a valid ID: passport or identity card (no driver's license) including the back;

Salary slips of the last three months and / or employment contract and / or annual statement;

Employer's statement with a company stamp and signature (can be verified);

If someone does not have an employer, an annual income statement can serve as proof.

Self-employed persons can submit annual accounts or balance sheets for the past year and / or turnover tax returns for more recent periods.

Landlord or mortgage statement

On the registration form you will be asked whether you currently have a rental or owner-occupied home. If you are currently renting a home, a landlord statement may be requested. If you have your own home, a mortgage statement (these statements can be verified).

Bank statement

You must provide a copy of a bank statement (and bank card) from a bank account that corresponds to the bank account number on which your salary or benefit from the last month was deposited. The name of the account holder, the bank account number and the payment of the salary must be clearly visible on this (other changes and balances may of course be made invisible).

Rental period and cancellation

The rental period (fixed or indefinite period) is in consultation with the landlord and can in certain cases be extended by one or more months. The notice period is one full calendar month. Unless otherwise agreed.

Cost

Your request for registration is free of charge and will be processed without obligation.

If a lease is drawn up by us as a result of a search in which we have presented your address (es) outside our own offer, we will charge a one-off amount for this work of € 750 excluding VAT.

If the tenant cancels the accommodation after drawing up the lease, the tenant owes an amount of € 50 excluding VAT and these will be charged.

Deposit

A minimum of one month's rent is required for all rental agreements. In some cases it is possible to deviate from this.

The landlord does not owe any interest on the deposit. Repayment to you will take place no later than 30 days after the end date of a lease.

Payments

Payment of the first month's rent and security must always be paid before the key handover.

Finally

We understand that we can ask a lot of information from you, but given the number of fraud cases, we are forced to use this procedure. If in doubt, extra information can therefore be requested.

The documents are tested for authenticity before final acceptance. In case the information provided by you is incorrect, the lease will not be offered.
